What Are The Costs?

Our service is completely FREE. If you decide to sell your property for cash, your only cost comes from the buyer’s offer that is below the property’s open market value. The open market value is defined as the likeliest sale price between a willing buyer and willing seller in the open market. In other words, what the property is really worth.

With Network Property Buyers, an associate must first of all determine the open market value of a property based on research and evidence. The open market value will then need to be discounted for a quick sale. The level of discount varies depending on each individual case but we pride ourselves as one of the most competitive cash buyers in the industry.

When a cash buyer buys a property, he or she takes over all the risks and costs associated with raising the cash, keeping the property and eventually selling it. At the same time, the cash investor foregoes other investment opportunities. In general, half the discount from a sale goes to covering direct costs.

Our company’s objective is to help sellers with their situations while achieving a viable business. The aim is to establish a win / win situation. If a seller does not benefit from a quick sale, we would recommend that he or she does not sell to us for cash.

No Equity? No Problem!

At Network Property Buyers, we have multiple solutions to help sellers with their situations. There are times when selling a property for cash is neither preferable nor possible. This is particularly the case when a property has little or no equity in it. If you need to stop paying the mortgage for any reason, then we can help you stop paying your mortgage in as little as 7 days using something called Lease Options.

This is how it works:

Let’s presume you have a house that you need to sell very quickly. If you sell through an estate agent in the current market, it is extremely unpredictable and the over-supply of properties in today’s market means your house could be on the market for a long time. In the meantime, you would be advised by the agent to keep reducing the price to create interest from potential buyers.

If your property doesn’t have enough equity, that would not be possible. With lease options, we will take over your mortgage payments as well as the maintenance of your property until we can buy it in the future once the price has risen sufficiently. Once the paperwork is signed, which can take as little as 7 days, you may immediately move out of the property  without any further burden of the property. We will appoint an independent specialist solicitor to act on your behalf and pay all your legal fees. We simply agree on a time period in which we fulfill this obligation. Until then, we have an option to buy your house at an agreed price but we will be “babysitting” your mortgage looking after your property.

In a nutshell, we “lease” the property from you by paying your mortgage and looking after all aspects of the property and you grant us an “option” to buy it from you in the future – a win / win situation. Remember, you are completely free from any obligation for this property during this period. The end result is like you have sold your house!

A lease option would suit the following situations:

  • If you have mortgage arrears or are facing repossession.

  • You need to move on immediately without further mortgage commitments.

  • There is little or no equity in your property.

  • You do not need a large lump sum of cash immediately to move on.

  • You wish to secure a price that is close to today’s full market price regardless of the state of the housing market in the future.

 

This service is free. You could be free from your mortgage payment within days.  Due to the flexible nature of a lease option, it is possible to structure it so that it can completely suit your circumstances. Selling through an estate agent

In reality, this is how it works with estate agents, especially in today’s market:

  • You contact the agent and arrange a meeting. You then wait a week for the agent to arrange to take photos of your property. The agent draws up the particulars of the property once the photos and measurements have been taken.

  • An efficient agent will have the property in the local newspaper within three weeks. If you are lucky the property will also appear on an internet site.

  • So five weeks or so after first contacting the agent you may begin to get viewings. The home must be cleaned from top to bottom and any refurbishments required must be taken care of which could cost you anywhere from RM50k to many thousands of ringgit.

  • The average number of viewings for a property to sell is between ten and fifteen. Let us be optimistic and say it takes only ten viewings to find a buyer. That means the property must stay in pristine condition for another two to three weeks.

  • Finally, after nearly seven weeks somebody is interested and they want to buy the property! He needs to arrange a mortgage which will take anywhere from five to seven weeks. His solicitor contacts your solicitor and the searches and relevant legal work are undertaken in the meantime.

 

At this critical moment in the sale he could so easily pull out because buyers very often do!

What if he is unhappy with his solicitor’s findings? What if the mortgage falls through? What if he is offered another property he likes? What if he cannot sell his old home? There are many external factors affecting the buyer over which you have absolutely no control.

Assuming the buyer is happy with the legal side of things and the mortgage offer is given, the sale goes through almost three months after the first contact with the estate agent. That is three months’ worth of mortgage payments.

This is an optimistic scenario. What if the agent didn’t find a buyer? What if you were forced to drop the price to achieve a quick sale? What would you do if you were “gazumped”? What if your buyer was “gazumped”?

The huge amount of time estate agents take to sell properties could leave you exposed to many factors which could seriously affect the progress of your sale.
